Commercial Rewiring Singapore | Office, Retail, F&B & Warehouse

A commercial rewire is a different kind of project from a residential one. The work has to be done around your business hours, the documentation has to satisfy the MCST, the insurer, and sometimes SCDF, and the cost of a wrong call is measured in lost revenue, not just an inconvenience.

TRUST ELECTRICIANS provides complete commercial rewiring services across Singapore — for offices, retail shops, F&B outlets, restaurants, cafes, clinics, schools, gyms, salons, warehouses, and light industrial premises. We work after hours, on weekends, and around your operating schedule, and we deliver LEW-endorsed, CoC-issued, fixed-quote work every time.

Retail & Shop Rewiring

For retail fit-outs, shop refurbishments, and mall unit reconfiguration. The fit-out window is usually tight (often 2–4 weeks), and the landlord’s rules on working hours, materials, and access are strict.

Common scope:

  • Complete retail rewire — new sockets, lighting, signage power, display lighting
  • Track and feature lighting — for shop floors, product displays, and feature walls
  • Signage power — illuminated box signs, 3D lettering, light boxes, with a dedicated circuit and proper isolator
  • Window display and feature lighting — sometimes DMX-controlled or app-controlled for after-hours ambience
  • POS and cashier power — dedicated circuits, sometimes UPS-ready
  • Mall compliance — landlord rules on conduit, cable colour, and labelling are strict; we are familiar with the major Singapore mall landlord requirements

For lighting in detail, see our Lighting Electrician Singapore page.

Restaurant / F&B Kitchen Rewiring

For restaurants, cafes, bakeries, central kitchens, catering facilities, and bars. The kitchen is the heart of the F&B operation, and a rewire here is a high-stakes, time-critical job.

Common scope:

  • 3-phase power for the kitchen — convection ovens, salamanders, induction cookers, walk-in fridges, dishwashers. See our 3-Phase Power Installation page.
  • Heavy-duty outlets and isolators — 16A and 32A industrial sockets for commercial kitchen equipment
  • Exhaust and ventilation fan wiring — coordinated with the kitchen exhaust contractor
  • Water heater and dishwasher spurs — see our Water Heater Installation page for the residential pattern
  • Display and feature lighting for the dining area, separate from the kitchen electrical
  • Emergency and exit lighting — SCDF requirement, supplied, installed, and tested to the latest code
  • Fire alarm interface — coordinated with the SCDF-registered fire alarm contractor

For new restaurant fit-outs, we work with your kitchen equipment supplier, your ID, and the SCDF-registered fire alarm contractor to deliver the full electrical scope in time for the kitchen commissioning.

Warehouse & Workshop Rewiring

For warehouses, logistics centres, workshops, and light industrial premises. The work here is typically a mix of high-bay lighting, 3-phase distribution, and dedicated circuits for material handling equipment.

Common scope:

  • High-bay and low-bay lighting — LED retrofit, motion sensor controls, daylight harvesting
  • Dock door and roller door power — dedicated circuits with proper isolators
  • Battery charging stations for electric forklifts and pallet trucks
  • Conveyor and sortation system power — coordinated with the material handling system installer
  • 3-phase sockets for industrial equipment — 16A, 32A, 63A, as needed
  • Lightning protection and surge protection — for facilities with sensitive inventory or equipment

For the higher-load industrial work (ACB / MCCB switchgear, factory-rewire, production line electrical), see our Industrial Electrician Singapore and Industrial Electrical Rewiring Singapore pages.

Commercial Rewiring Compliance (LEW Endorsement, CoC)

For any commercial rewire, the documentation matters as much as the work itself. We provide:

  • LEW endorsement + CoC for the full rewire, as required by the EMA
  • Written test report — insulation resistance, earth continuity, polarity, RCD trip time, earth loop impedance
  • Thermography and PEI report — for insurer or MCST submission
  • Emergency and exit lighting test report — for SCDF submission
  • AMC (Annual Maintenance Contract) — for ongoing compliance after the rewire

If you are not sure what documentation your specific commercial rewire requires, send us a description and we will tell you what is needed.

Minimising Downtime (After-Hours / Phased Work)

Most commercial rewires cannot interrupt the business. We minimise disruption in three ways:

  • After-hours work — most of the rough-in and the DB swap happens at night or on weekends. Surcharges are published on our Electrical Services Price List.
  • Phased work — for office refurbishments, we rewire floor by floor or zone by zone, keeping the rest of the premises live.
  • Temporary power — where a full outage is unavoidable, we arrange temporary distribution to keep critical systems (servers, fridges, security) running.

For F&B, we usually plan the rewire around a closed day (Monday is the standard). For retail, we work with the landlord’s fit-out window.

Why Commercial Clients Choose TRUST ELECTRICIANS

  • Commercial experience — this is what we do. Not a side service.
  • Licensed & LEW-endorsed — every meaningful job is signed off by a Licensed Electrical Worker registered with the EMA.
  • After-hours and weekend work — we work around your business hours, not ours.
  • MCST and SCDF coordination — we handle the paperwork.
  • Fixed, written quotes — transparent pricing for every project, itemised by scope.
  • EMA-approved parts only — Schneider, ABB, Hager, Legrand, or equivalent.

FAQs

Depends on the scope. A small retail unit is typically 1–2 weeks. A mid-sized office or F&B kitchen is 2–4 weeks. A large warehouse or factory is 4–8 weeks. The actual power-off time during the DB swap is usually 4–8 hours; the rest of the work is done circuit by circuit, often after hours.

Usually no. We work after hours, on weekends, or in phases. For F&B, we usually plan around a closed day. For retail, we work with the landlord’s fit-out window.

For a small retail unit (300–500 sqft), typical range is $6,000 – $15,000. For a mid-sized office (1,000 – 3,000 sqft), typical range is $15,000 – $45,000. For an F&B kitchen fit-out, typical range is $12,000 – $35,000 depending on equipment. For a warehouse, typical range is $25,000 – $80,000+ depending on size. See our Electrical Services Price List for current rates.

We do the electrical scope — emergency lighting, exit signs, and the fire alarm interface. The fire alarm itself is supplied and commissioned by a SCDF-registered fire alarm contractor; we coordinate with them on site.

Yes. For office refurbishments, we typically rewire floor by floor or zone by zone, keeping the rest of the premises live. The phasing is planned in the site survey and detailed in the quote.

Yes — for every commercial rewire, you receive a LEW-signed CoC and a full test report. This is what your MCST, insurer, or SCDF will ask for.
