HDB Electrical Loading Check & Upgrade Singapore Know What Your Flat Can Safely Take

Before you add an air-conditioner, water heater, induction cooker or other high-demand appliance, it pays to know the electrical loading approved for your HDB flat and whether the existing installation suits the new use. TRUST ELECTRICIANS measures the real load, checks the main switch, DB and circuits, and tells you in writing what the right next step is.

The basics

What Does Electrical Loading Mean in an HDB Flat?

Electrical loading is the amount of demand an installation is designed and approved to support. It is not the same as how much electricity your home uses at any one moment.

  • Main switch ratingThe headline figure, but a single ampere number does not tell the whole story.
  • Distribution boardIts rating, protective devices and how many ways are in use.
  • Wiring and circuitsCable sizes, condition and what each circuit was designed to carry.
  • How appliances are spreadTwo big loads on one circuit can trip even when the total is fine.

The right next step depends on your flat, the existing main switch and circuits, the appliances you plan to use and any HDB requirements that apply.

Not Every HDB Flat Has a 60A Supply

Supply ratings differ between blocks and flats. Many HDB flats have a 40A unit supply, and HDB is upgrading about 1,500 older blocks from 30A to 40A under its Electrical Load Upgrading Programme, which it targets to complete by 2030 (MND, May 2023).

So a figure like “60A HDB circuit” is not a universal specification. Do not infer your loading from the number of rooms or the age of the flat: we verify the loading that applies to your specific block and installation.

HDB’s renovation guidelines separate flats with and without higher electrical loading. For example, flats without higher electrical loading need an HDB permit to install new 15A power points (HDB guidelines).

When Is a Loading Assessment Useful?

Worth discussing when you plan to add high-demand equipment, or trips keep happening and nobody has found out why:

  • Before a renovationThat adds appliances or new electrical points.
  • Planning higher-current equipmentMore than the existing points were designed for: aircon, instant heater, induction, oven.
  • Unclear loading informationYou do not know the main switch rating or the block’s loading.
  • Repeated trips under normal useAnd the cause has not been established.

Trips do not automatically mean the supply needs upgrading. A fault, an overloaded circuit, a damaged connection or a protection-device problem can look the same. See Power Trip Electrician Singapore for single-circuit trips.

What an Electrical Loading Assessment Checks

The exact checks depend on your installation, and are done by an appropriately qualified electrician. A typical HDB loading check covers:

Clamp meter used by an electrician to diagnose electrical faults
PeakLoad measuredAt the main incoming
EveryCircuit checkedRatings and spread
WrittenFindingsBefore any work
NoGuessworkOn your supply rating
  1. Available loading records. What is known about your flat and block, and what the main switch shows.
  2. Main switch and DB ratings, including the protective devices and spare ways.
  3. Circuit arrangement. Which appliances share which circuits, and whether that makes sense.
  4. Condition of accessible wiring, including signs of heat at terminals and connections.
  5. Your planned appliances. Their ratings against what the installation can support.
  6. Peak load measurement with a clamp meter at the main incoming, ideally with the usual heavy loads running.

We then tell you plainly whether the concern is a capacity limitation, a circuit-level issue, a fault, or a question that needs further approval.

Common mistake

Why a Bigger Breaker Is Not the Fix

When the main switch or a circuit keeps tripping, it is tempting to fit a higher-rated breaker. Please do not.

  • A breaker protects its circuitIt must match the cable and the design. Up-rating it can remove protection the wiring depends on.
  • The trip is a warningSilencing it lets cables run hotter than they were designed for, which is how fires start.
  • A new DB is not automatically the answerReplacing the DB box or raising a rating does not change the flat’s approved supply.

If a DB upgrade is genuinely the right step, see DB Box Installation, Repair & Upgrade. If the main switch trips at peak hours, see Power Failure Electrician Singapore.

Permits & approvals

Does an HDB Electrical Loading Upgrade Need Approval?

It depends on the work and on your flat’s existing arrangement. A few things are worth knowing before anything is changed:

  1. HDB publishes rules for electrical renovation work, including higher-capacity points and air-conditioner connections. Check the latest HDB Renovation Guidelines for Electrical Works.
  2. Some work needs an HDB permit. For example, new 15A power points in flats without higher electrical loading.
  3. Licensed workers only. Electrical installation work must be carried out by a licensed electrical worker; see EMA’s guidance on engaging licensed workers.
  4. A supply change is a different process. A change to the supply, a circuit alteration or a new appliance connection can depend on the existing supply arrangement and the approvals that apply.
How it works

Assessment, Recommendation & Next Steps

  1. Confirm the flat and planned equipment. Share the block, flat type, the appliances you want and any symptoms.
  2. Verify the loading information. From the right records and checks, not assumptions about flat type or age.
  3. Qualified assessment on site. We identify whether it is supply capacity, circuit loading, a fault or an approval question.
  4. Scope in writing. Recommended work, approval or testing dependencies, exclusions and cost, before anything starts.

HDB Electrical Loading FAQs

Straight answers about 60A supplies, trips, bigger breakers, HDB checks and cost.

Does every HDB flat have a 60A electrical supply?

No. Ratings are not uniform across flats. Many HDB flats have a 40A unit supply, and HDB is upgrading about 1,500 older blocks from 30A to 40A. Check the approved loading for your specific flat or block.

If my breaker trips, does that mean the loading is too low?

Not necessarily. Repeated trips can come from a circuit overload, an appliance fault, an insulation problem or a protection-device fault. The cause should be diagnosed before anyone recommends a supply upgrade.

Can I install a bigger breaker to handle more appliances?

No. A breaker must match the circuit and the installation. Fitting a higher-rated breaker without checking the design can remove necessary protection and create a serious hazard. Have the installation assessed first.

Should I check with HDB before renovation work?

Yes. Review HDB’s current guidelines for electrical works and confirm what applies to your flat and the proposed work. We tell you which permits, testing or approvals are needed before work begins.

How much does an HDB electrical loading check cost?

Our published rate for a standalone HDB electrical loading check is $180–$320 (SGD, before GST). Any follow-up work is quoted separately in writing. See our Electrical Services Price List.

Is HDB upgrading the supply in older blocks?

Yes. Under its Electrical Load Upgrading Programme, HDB is raising the unit supply from 30A to 40A for about 1,500 older blocks, with completion targeted by 2030. Eligible blocks are upgraded by HDB; ask us if you are unsure what your flat has today.
