Water Heater Switch / Isolator Repair
The heater itself is fine; the bathroom wall switch next to it, often labelled "water heater", has failed. Ignore a blackened switch and the next failure is usually the heater itself, a much more expensive call.
- The switch is warm to the touchInternal arcing or a loose terminal. Replace it before the next failure.
- Discoloured, cracked or smells burntUrgent. Stop using the heater until the switch is replaced.
- It clicks but nothing happensA failed switch, a tripped MCB at the DB or a failed heater. We test all three.

Water Heater Installation: The Full Scope
For bathroom renovations, BTO handovers and kitchen refits, a proper installation covers much more than hanging the heater on the wall.

- Mounting. The correct bracket and anchors for your wall: concrete, HDB hollow wall or a bathroom wall beside a false ceiling.
- Plumbing connection. Hot and cold connections with proper isolation valves, so the unit can be serviced without cutting water to the whole bathroom.
- Electrical connection. A dedicated 20A or 32A circuit from the DB, ending in a 20A or 32A double-pole isolator right next to the heater.
- Dedicated MCB at the DB. Typically 20A for a standard instant heater and 32A for a high-power instant or storage unit.
- RCCB / RCBO protection. Most modern HDB installations now need a 30mA RCBO on the water-heater circuit, part of the HDB 2nd RCCB rule.
- Testing and commissioning. A full heat cycle, leak checks at every connection, electrical draw verified with a clamp meter and the isolator trip confirmed.
End of life?
Water Heater Replacement & Removal
When the heater is at end-of-life, a full replacement is more cost-effective than a repair. Signs the heater itself needs replacing, not just the switch:
- Water is lukewarm at bestThe heating element has scaled up or failed.

- Water leaking from the unit bodyInternal tank or heat-exchanger failure. Stop using it immediately.

HDB & Condo Water Heater Installation Guidelines
A few Singapore-specific things to know before your water heater is installed or replaced.
HDB approval
A bathroom water heater in an HDB flat is allowed without prior HDB approval, as long as a licensed electrician does the work and it follows the HDB renovation guidelines.
HDB 2nd RCCB requirement
As of 2024, the water-heater circuit in an HDB flat must be protected by a 30mA RCBO. Replacing an old heater is a good time to bring protection up to standard. See ELCB / RCCB.
Bathroom ventilation
The heater must sit in a well-ventilated spot, away from direct water spray. We position the unit to comply.
Condo MCST rules
Some condos need a renovation notice or MCST approval before water heater work. We advise and help with the paperwork.
PUB plumbing compliance
For storage heaters, the plumbing must be done by a PUB-licensed plumber. We coordinate with our PUB-licensed partner so you have one number to call.
LEW sign-off + CoC
Any new circuit, isolator change or RCBO addition needs a LEW endorsement and CoC. We issue it in the same visit.

My water heater switch is warm. Is that normal?
No. A water heater switch should never be warm. Warmth means a loose connection, a failing switch or a switch underrated for the load. Stop using the heater and call us for a same-day or next-day isolator replacement. It is a fire precursor and should not be left.
How long does a water heater installation take?
A like-for-like replacement is typically 2–3 hours. A new install with a new cable run from the DB is 4–6 hours. A switch / isolator replacement alone is 20–40 minutes.
Do I need to upgrade to the HDB 2nd RCCB when replacing a water heater?
If your DB does not have a 30mA RCBO on the water-heater circuit, yes, it is a good time to do it. The HDB 2nd RCCB rule came in in 2024, and any new water-heater circuit should comply. We add the RCBO in the same visit, with one CoC for the whole job.
Can I supply my own water heater?
Yes, most of our customers do. Send us the model number or a link before the appointment so we can confirm it suits your plumbing and electrical setup, and bring the correct isolator and cable size.
How long does a water heater last?
An instant water heater typically lasts 8–12 years in normal Singapore use; a storage heater 10–15 years. If yours is older than 10 years and giving trouble, replacement is usually cheaper than continued repair.
