Instant vs Storage Water Heater (Which One Do You Have?)

Quick check before you call us — most Singapore homes have one of these:

  • Instant water heater (no tank) — heats water on demand as it flows through. The most common type in modern HDB and condo bathrooms. Wall-mounted, compact, heats within seconds. Typical brands: Rheem, Joven, Ariston, Chubu, Haier, Panasonic.
  • Storage water heater (with tank) — keeps a tank of water hot all the time. Less common in newer homes, but still found in older condos, landed houses, and some HDB kitchens. Typical brands: Ariston, Rheem, Joven, CDA.
  • Heat pump water heater — a more efficient storage-style unit, used in some newer condos and landed houses. Different install requirements.

Water Heater Installation (New Unit)

For new installations — typically during a bathroom renovation, a BTO handover, or a kitchen refit. The full scope:

  1. Mounting — secure the heater to the wall using the correct bracket and anchors for the wall type (concrete, HDB hollow wall, false ceiling-side bathroom wall).
  2. Plumbing connection — hot and cold water connections, with proper isolation valves so you can service the unit later without cutting the water to the whole bathroom.
  3. Electrical connection — a dedicated 20A or 32A circuit (depending on the heater rating) from the DB, terminating in a 20A or 32A double-pole isolator (the bathroom wall switch) right next to the heater.
  4. Dedicated MCB at the DB — a properly sized circuit breaker, typically 20A for a standard instant heater and 32A for a high-power instant or storage unit.
  5. RCCB / RCBO protection — most modern HDB installations now require a 30mA RCBO on the water-heater circuit (this is part of the HDB 2nd RCCB rule we cover in detail on our ELCB / RCCB Installation page).
  6. Testing and commissioning — we run the heater through a full heat cycle, check for leaks at the plumbing connections, verify the electrical draw with a clamp meter, and confirm the isolator trips correctly.

Typical install time: 2–3 hours for a like-for-like replacement. 4–6 hours for a new install with new cable run from the DB.

Water Heater Replacement & Removal

When the heater is at end-of-life — usually 8–12 years for an instant unit, 10–15 for a storage unit — the most cost-effective move is a full replacement rather than a repair.

Common signs the heater itself needs replacing (not just the switch):

  • Water is lukewarm at best — heating element has scaled up or failed.
  • Water takes much longer than usual to heat — same reason, but earlier stage.
  • Visible water leaking from the unit body — internal tank or heat-exchanger failure. Stop using immediately.
  • Burning smell or discoloured casing — electrical fault inside the unit.
  • Tripping the breaker every time you turn it on — internal short.
  • Unit is 10+ years old and has been serviced multiple times — usually cheaper to replace.

The replacement process is similar to a new install, but with the added step of safely removing and disposing of the old unit. We handle the disposal in line with Singapore’s e-waste rules.

Water Heater Switch / Isolator Repair & Replacement

This is the call we get most days. The heater itself is fine. The switch / isolator (the bathroom wall switch near the heater, often labelled “water heater”) has failed.

The fix is almost always a like-for-like isolator replacement — 20A or 32A double-pole, weatherproof (IP55 or better for bathroom use), surface-mounted or flush-mounted depending on the existing wiring. Typical time: 20–40 minutes, often done as a same-day call-out.

Common symptoms:

  • The switch is warm to the touch — internal arcing or loose terminal. Replace before the next failure.
  • The switch is discoloured, cracked, or has a burning smell — urgent. Stop using the heater until the switch is replaced.
  • The switch clicks but nothing happens — could be a failed switch, a tripped MCB at the DB, or a failed heater. We test all three.
  • The switch has melted or stuck in the “on” position — urgent safety issue. Stop using the heater and call us.

HDB & Condo Water Heater Installation (HDB Guidelines)

A few Singapore-specific things to be aware of for water heater installation:

  • HDB water heater installation in a bathroom is allowed without prior HDB approval, as long as the work is done by a licensed electrician and the installation complies with the HDB renovation guidelines.
  • HDB 2nd RCCB requirement — as of 2024, the water-heater circuit in an HDB flat must be protected by a 30mA RCBO. This is the same HDB 2nd circuit breaker rule we cover on the ELCB / RCCB page. If you are replacing an old water heater, it is a good time to bring the protection up to current standard.
  • HDB bathroom ventilation — the heater must be installed in a well-ventilated location, away from direct water spray. We position the unit to comply.
  • Condo MCST rules — some condos require submission of a renovation notice or MCST approval before water heater work. We can advise and help with the paperwork.
  • PUB plumbing compliance — for storage water heaters, the plumbing work must be done by a PUB-licensed plumber. We coordinate with a PUB-licensed plumbing partner for the full scope so you have one number to call.

No. A water heater switch should never be warm. Warmth means a loose connection, a failing switch, or an underrated switch for the load. Stop using the heater and call us for a same-day or next-day isolator replacement. This is a fire precursor and should not be left.

A like-for-like replacement is typically 2–3 hours. A new install (with new cable run from the DB) is 4–6 hours. A switch / isolator replacement alone is 20–40 minutes.

If your DB does not have a 30mA RCBO on the water-heater circuit, yes — it is a good time to do it. The HDB 2nd RCCB rule came in in 2024, and any new water-heater circuit should comply.
