Faulty & Overheating Cable Replacement

A cable that runs hot, has discoloured insulation or smells burnt is a fire in waiting. The most common cause is a sustained overload on a circuit that was undersized for the load it now carries, typically a kitchen or air-conditioning circuit that has had more appliances added over the years.

Exposed / Surface Wiring Repair

For HDB flats with surface-run wiring, or properties with conduit trunking along the wall, a wiring repair is straightforward: we open the trunking, identify the damaged cable, replace the affected section and close it back up.

Usually caused by

Mechanical impact: a door, a piece of furniture or a renovation drill hitting the conduit.
Overloading: too many high-draw appliances on one circuit, so the cable overheats and the insulation turns brittle.
Aged insulation: pre-1990s installations sometimes used rubber-insulated cable that hardens and cracks with age.
Water ingress: particularly in kitchen, bathroom and outdoor runs.

Concealed Wiring Repair (HDB & Condo)

Concealed wiring, with cables run inside the wall, ceiling or floor, is the more common and more challenging case in Singapore. The cable is hidden, the fault is hidden, and the repair usually involves some making-good of the wall afterwards.

Common scenarios we resolve

HDB concealed wiring damaged during renovation drilling: the most common cause of an HDB power trip that will not reset. We locate the damaged section with a cable tracer and insulation tester, open the minimum amount of wall, replace the run and make good.
Old PY cable (1990s HDB): brittle insulation and exposed conductors make every load a short-circuit risk. For a single fault we replace the affected run to current standard; the safe long-term answer is a rewire (see Electrical Rewiring Singapore and Residential Rewiring Singapore).
Concealed short under tile or floor screed: rarer, but it happens in older condos and landed houses. A thermal imaging camera and low-voltage cable tracer pinpoint the fault before we open anything.
Ceiling void wiring: common in condos with false ceilings. We work through the existing access panel or remove a small ceiling section, then make good.

On-site diagnosis. A cable tracer, insulation resistance tester and thermal camera find the fault without unnecessary wall opening.
Fixed quote. Written and transparent, before any wall is opened or cable is run. No "we'll see when we open it up" surprises.
Repair or replacement. We open the minimum amount of wall, replace the affected cable run, terminate properly at both ends and test under load.
Making good. We patch the wall and plaster it smooth, ready for painting. Painting itself is outside our scope, but we can recommend a painter.
LEW sign-off and CoC. Any fixed-wiring modification in Singapore needs a Licensed Electrical Worker endorsement and a Certificate of Compliance. We issue it in the same visit.

How do I know if my wiring needs repair?

The most common signs are: a power trip that will not reset, a socket or switch that is warm to the touch, a burning smell with no visible source, or a power outage that affects one room but not the corridor. If any of these are happening, switch off the affected circuit at the DB and call us.

Do I need to open the wall to fix concealed wiring?

Usually, yes, but only the minimum amount needed. We use a cable tracer and insulation tester to pinpoint the fault, so the open-up is small and targeted. We then patch and make good so the wall is ready for painting.

Is it worth repairing old PY cable, or should I just rewire?

It depends on how much of the installation is affected. A single-fault repair of a damaged PY cable is reasonable as an emergency fix. But if the PY cable is brittle throughout the flat, every run is a future fault waiting to happen, and a full rewire is the safer long-term answer. We will tell you honestly which option makes sense for your installation.

Will I need a Certificate of Compliance (CoC)?

Yes. Any fixed-wiring modification in Singapore (and a cable replacement is one) legally requires a Licensed Electrical Worker endorsement and a Certificate of Compliance. We issue it as part of the same visit, with a written copy for your records. This matters for HDB resale handovers, insurance claims and future renovations.
