Do You Need Rewiring? (7 Warning Signs)

Most Singapore homes need a rewire because of age, not damage. Here are the seven signs we look for during a site survey. Three or more of these usually means a rewire (full or partial) is the right answer:

The flat is more than 20 years old and has never been rewired. PY cable (the old rubber-insulated cable common in pre-2000 HDB) becomes brittle with age.
Frequent power trips that are not caused by a specific appliance — usually a sign of degraded cable insulation.
Flickering or dimming lights when high-draw appliances (aircon, water heater, kettle) kick in. The cable is undersized or the connections are loose.
Burning smell from sockets, switches, or the DB box — even if intermittent. This is the most serious of the seven and warrants immediate attention, not a wait-and-see.
Discoloured or warm switch plates / face plates — heat damage has already started.
Two-pin sockets or no-earth wiring in older installations. Most modern appliances need a proper earth for safety.
You are planning a major renovation that involves hacking walls, rewiring the kitchen, or upgrading the DB. The cheapest time to rewire is when the walls are already open.

Our Rewiring Process (Site Survey → LEW Endorsement → Testing)

A full rewire is a 5–14 day project for an HDB or condo, and 2–4 weeks for a landed house. Here is exactly how it runs.

1. Free Site Survey

We visit the property, inspect the existing installation, count the circuits, check the DB condition, and discuss what you actually need (renovation-driven, age-driven, or both). The visit typically takes 1–2 hours.

2. Detailed Quotation

Within 1–2 working days, you receive a written quote itemised by room, by circuit, and by component. No “we’ll see when we open it up” surprises.

3. Pre-Rewire LEW Inspection (If Required)

For HDB resale, MCST, or insurance-driven rewires, we do a baseline inspection first. The report is your “before” record and is included in the final handover pack.

4. Rewire Works

Hack and chase the walls for the new concealed cable runs (or surface trunking where the renovation allows)
Pull new cables — 1.5 mm² for lighting, 2.5 mm² for sockets, 4 mm² for high-draw circuits, 6 mm² and above for aircon and water heater
Install new DB box with properly sized MCBs, RCBOs, and a main RCCB (HDB 2nd RCCB compliance included)
Reconnect every circuit to the new DB, properly labelled, torque-checked, and tested
Make good the walls — plaster smooth, ready for painting

5. LEW Inspection, Testing, and Endorsement

Every rewire is inspected and tested by our LEW: insulation resistance, earth continuity, polarity, RCD trip time, and earth loop impedance. The full test report is included in your handover pack.

6. LEW-Signed Certificate of Compliance (CoC)

You receive a written CoC for the full rewire. This is the document you submit for HDB resale, MCST sign-off, insurance, and any future renovation.

7. Handover and Aftercare

We walk you through the new DB, label every circuit clearly, and provide a 14-day workmanship warranty on the entire rewire. If anything we did fails within 14 days, we come back free.

What affects the price:

Property type and size — HDB is the cheapest, landed the most expensive (more circuits, longer cable runs, more labour).
Concealed vs surface wiring — concealed is more expensive but cleaner. Surface trunking is faster and cheaper but visible.
Existing wiring condition — old PY cable that crumbles on removal adds labour.
DB box replacement — almost always done as part of a rewire, adds $850 – $2,200 depending on size.
HDB 2nd RCCB compliance — required since 2024, adds $320 – $520.
Renovation coordination — if your ID is hacking walls or doing the ceiling, we coordinate to reduce double-work and cost.

Concealed vs Surface Wiring

The two approaches, with the trade-offs:

FAQs

How long does a full HDB rewire take?

Typically 5–10 working days for a 4-room or 5-room HDB, depending on the scope and the renovation schedule. The actual power-off time during the DB swap is usually 4–6 hours.

Do I need to move out during a rewire?

For most HDB and condo rewires, no — we work room by room, and we keep at least one circuit (lighting, fridge, one socket) live at all times so you are not completely without power. For a full landed rewire, some homeowners choose to move out for the duration; we will tell you upfront which it makes sense for.

Is rewiring covered by HDB?

No. Internal rewiring is the homeowner’s responsibility. HDB only owns and maintains the building’s main infrastructure up to your DB.

Will a rewire increase my property value?

Yes — for older HDB and resale condos, a recent rewire with CoC is a strong selling point. Buyers, banks, and lawyers all look for it.

Can I rewire only part of the flat?

Yes. A partial rewire (1–2 rooms, the kitchen, or the water-heater circuit) is a common and sensible option when the rest of the installation is sound. We will tell you honestly whether a partial rewire is the right answer or whether the rest of the flat is on borrowed time.
