Renovating?

BTO & Resale Renovation Electrical Works

The two most common renovation contexts we work in, and what each usually involves.

New flat

BTO renovation

BTO flats come with a basic installation: an 8–16 way DB, standard lighting points, a few 13A sockets, a cooker point and a water heater point. Most owners want to:

  • Add sockets at the kitchen island, study desk, bedside and TV wall
  • Add ceiling fan points in rooms that do not have them
  • Swap ceiling roses for downlights
  • Retrofit smart switches where there is no neutral
  • Add cove or track lighting in the living room

It is also the cheapest time to add the HDB 2nd RCCB.

Older flat

Resale renovation

Resale flats come with the previous owner's modifications, from perfectly fine to genuinely unsafe. What we often find:

  • Old rewireable fuses, an undersized main, no RCCB
  • Brittle PY cable from the original installation
  • No earth on many circuits (pre-1990s)
  • DIY extensions and daisy-chained sockets
  • No HDB 2nd RCCB (required since 2024)

A full or partial rewire is almost always part of a serious resale renovation. See Residential Rewiring.

We coordinate with your ID for the rough-in, DB upgrade, new points and final trim-out: usually 3–5 site visits across the renovation.

Beyond HDB

Condo & Landed Property Electrician

The same licensed team handles condos and landed houses, where the technical work is similar but the rules and the scale are different.

Condominium (MCST rules)

  • Permitted working hoursTypically 9 am to 5 pm on weekdays, with limited weekend access.
  • MCST submissionSome MCSTs need formal approval before any work, others a notification.
  • Common property accessCorridors, refuse rooms and risers belong to the MCST.
  • Insurance and safetySome MCSTs set minimum contractor insurance before work starts.
  • Materials and noise rulesFor example, no wall chasing in certain blocks.

We handle the MCST paperwork and access schedule. Where we are not already on the approved list, approval usually takes 1–2 weeks.

HDB Electrician FAQs

Straight answers about HDB approval, permits, cost, the 2nd RCCB rule, renovations and response time.

Are you an HDB-approved electrician?

We are a BCA-registered, LEW-certified electrical contractor familiar with the HDB Renovation Guidelines for Electrical Works. For most HDB jobs you do not need a specific "HDB-approved" contractor; you need a licensed electrician who knows HDB requirements, which we do. For resale handover and renovation work, we handle the paperwork directly.

Do I need a permit for HDB electrical work?

For most internal work (sockets, switches, lights, fans, DB upgrades), no HDB permit is needed as long as a licensed electrician does it. Some external work, such as running a new cable to the corridor, needs HDB permission. We tell you upfront if your job does.

How much does an HDB electrician cost in Singapore?

It depends on the job. Typical prices: a switch replacement $80–$150, a new socket $180–$420, a DB upgrade $850–$2,200 and a full rewire $3,800–$9,500 depending on flat size. See our Electrical Services Price List for full rates.

What is the HDB 2nd RCCB rule?

Since 2024, HDB requires the socket circuit and the water-heater circuit to be protected by a dedicated 30mA RCBO. We install it as part of any new HDB electrical work and can retrofit it as a standalone visit. See our ELCB / RCCB Installation page.

Can you do HDB electrical work during renovation?

Yes, that is the most common context. We coordinate with your ID for the rough-in, DB upgrade, new socket and fan points and the final trim-out, usually 3–5 site visits across the renovation.

How quickly can you come to my HDB flat?

In most HDB towns we can be on site within 60–90 minutes during working hours for diagnostic calls, and we book install work for the next available slot, usually within 2–3 working days. For emergencies, see our Emergency Electrician page.
