Partial vs Total Power Loss

The two failure patterns need very different fixes:

Partial Power Loss — half the home dead

  • Common in HDB flats with split DB boxes (lighting on one side, power sockets on the other).
  • Usually one RCCB or a group of MCBs has tripped, not the whole board.
  • Often caused by one faulty appliance (water heater element, kitchen oven) on a heavily loaded circuit.
  • Typical fix time: 1–2 hours.

Total Power Loss — entire home dark

  • The main switch has tripped or the incoming supply to your unit has failed.
  • For HDB flats, this is most often an HDB electrical loading trip — your cumulative usage (multiple aircons, water heater, dryer, oven on at once) has exceeded the SP-approved loading for your flat.
  • For landed / condo, it can be the main breaker, the landlord’s meter, or a distribution issue upstream.
  • Typical fix time: 1–4 hours, including HDB electrical loading check.

HDB Electrical Loading Trip – Causes & Solutions

This is the single most common reason an HDB flat loses all power in Singapore.

What is HDB electrical loading?

Every HDB flat is approved for a maximum electrical load by SP Services. Common limits:

  • 3-room HDB: 40A (≈ 8.8 kVA)
  • 4-room HDB: 40A or 60A depending on year
  • 5-room / Executive / EA HDB: 60A (≈ 13.2 kVA)
  • Newer BTO: often 60A or 80A

When your flat was built, those limits were more than enough. Today, with multiple air-conditioning units, instant water heaters, dryers, induction cookers, and home EV chargers, the same flat can easily exceed its original limit — especially in the evening peak.

How we fix an HDB electrical loading trip

  1. Measure actual peak load with a clamp meter across the main incoming cables.
  2. Identify the highest-draw circuits (almost always aircon, water heater, kitchen).
  3. Stagger loads — a practical fix that costs nothing: avoid running 2 aircons + water heater + dryer on the same circuit simultaneously.
  4. SP Services loading upgrade application — if your usage is genuinely beyond the approved limit, we help you apply to SP Services for a higher-amp main breaker. This is paperwork + a small SP fee, plus our electrician’s time to swap the main breaker once approved.
  5. HDB electrical loading check + CoC — for some HDB sub-sales or renovation handovers, HDB requires a loading check to confirm the installation is safe at its current draw.

Warning signs your HDB electrical loading is the problem

  • Main switch trips only between 7 pm and 11 pm (peak load window).
  • You added an aircon or water heater in the last 6–12 months and the tripping started soon after.
  • Neighbours in older HDB blocks are reporting similar issues.
  • You can clearly see the main breaker is much warmer than usual after a long day.

What to Do Before the Electrician Arrives

A few safe steps you can take right now:

  1. Check the corridor / lift lobby — confirms whether the fault is yours or SP Services’.
  2. Switch off all individual MCBs in your DB box — leave the main switch ON.
  3. Switch off all high-draw appliances at the plug — aircon, water heater, oven, dryer.
  4. Try to reset the main switch once only. If it holds but individual MCBs still trip, leave them off and call us.
  5. Do NOT keep resetting the main switch if it trips immediately. There is an active fault that needs proper test equipment.
  6. For partial loss (one room dead), check for a tripped RCCB / ELCB (the wider switch with the test button) — but if it will not stay up, leave it off.
  7. Take a photo of your DB box before we arrive — it speeds up the diagnosis over the phone.

Replacing it with a higher rating without SP’s written approval is unsafe, violates the Electricity Act, and will almost certainly fail any future HDB resale or insurance claim.
